Dilapidation Reports

A Dilapidation report is commissioned usually prior to works commencing. It details the condition of the property where alterations and additions are to be undertaken, plus, the condition of the neighbouring properties. 
The report includes existing defects to the buildings including movement / cracking, painting and visible defective issues. 

It is useful later for establishing the pre-construction condition to compare with current condition.

Councils often require Dilapidation reports prior to works commencing for adjoin properties, Council assets including roads, kerbs and gutters, footpaths etc as a part of the DA.

Access will be required from the neighbours to allow observations and evidence.

To help with your budgeting below are some indicative prices:

  • Fees for this service are hourly rates of $285.00 per hour
  • Estimated fees can be provided after initial site inspection of $570.00 for the 1st hour, then $285.00
